Guendouzi is closer to an exit at Lazio ahead of the January market, with the Romans in need of a big sale to fund their own plans to add to coach Maurizio Sarri's squad.
Aston Villa are eyeing Guendouzi, where he would be reunited with his former Arsenal manager Unai Emery.
However, TMW says Newcastle and Sunderland have now come forward and registered their interest this week.
Both Northeast rivals have been alerted by their intermediaries to Guendouzi's availability and informed it will take €25-30m to convince Lazio to sell.
